Miami Beach is a very unique city located on an Island in the Atlantic Ocean just off the coast of Miami. There are several distinctly different areas within Miami Beach that have condos for sale, namely South Beach, Mid Beach and North Beach. Within South Beach you have various neighborhoods like the exclusive South of Fifth area with all it’s high end restaurants and luxurious South Beach condo buildings like the Icon, Murano Grande, Murano at Portofino, Apogee and Continuum. These are all considered “Class A” buildings.
On the West end of South Beach, you have West Avenue with buildings like Bentley Bay, The Mirador, The Floridian, The Waverly and Flamingo South Beach. Most of West Avenue buildings would be considered “Class B and C” buildings, which means they are still in a great location, have most of the amenities like gyms, pools and security that you would find in the more luxurious South of Fifth buildings, but the condos tend to be older, except for a few that were built between 1996-2002.
In the middle of South Beach you will find Flamingo Park with the surrounding Art Deco District of South Beach.
Are Deco condos are what South Beach is famous for. A lot of these Art Deco buildings were built in the 1930′s.
They lack the amenities found in Miami Beach high rise buildings, but more than make up for it with with their charming appearance.
Of course there is the world famous Ocean Drive, which consists of mostly hotels and restaurants with a few condominium buildings sprinkled in between. Two of the nicest South Beach condo buildings, namely Il Villagio and 1500 Ocean are located at the north end of Ocean Drive.
Lincoln Rd spans along the whole width of the Island from the Ocean to the Bay and all but the first and last 2 blocks of it are a pedestrian zone with lots of shopping, dining and entertainment options. It is also known as Lincoln Road mall. There are a few older buildings on the west end of Lincoln Road. At the east end, right on the beach you will find the Ritz Carlton Hotel as well as the Decoplage which is another Miami Beach condo building.
Last, but not least, there are the various man made Islands that have mostly single family homes on them. There are the Sunset Islands (1-4) which are amongst the most desirable of all Islands surrounding Miami Beach, as well as the Venetian Islands, Hibiscus Island, Palm Island, the exclusive Star Island and the famous and secluded Fisher Island, which unlike the others islands around Miami Beach can only be accessed by ferry.
